General

What areas do you serve?

Peachtree City is the primary focus, along with South Metro Atlanta more broadly — including nearby communities like Fayetteville, Trilith, Tyrone, Senoia, Newnan, Sharpsburg, Serenbe, Palmetto, and the rest of Coweta County where it makes sense.

Will I work with Angelica directly, or with a team?

Directly with Angelica. There's no team hand-off, ISA, or rotating point of contact — when you reach out, you're talking with her.

Does Angelica speak languages other than English?

Yes — Angelica is fluent in Spanish, French, and Italian in addition to English, and is glad to work through the whole process in whichever you prefer. Note that contracts, disclosures, and closing documents themselves are prepared in English; what she can do is make sure you understand every part of them before you sign.

Is there a cost to just talk things through?

No. A conversation about your situation, timeline, and options doesn't cost anything and doesn't commit you to anything.

Do you only work in Peachtree City itself?

Peachtree City is the primary focus, but the service area extends across South Metro Atlanta — including Fayetteville, Trilith, Tyrone, Senoia, Newnan, Sharpsburg, Serenbe, Palmetto, and the rest of Coweta County where it fits.

What about Trilith or Fayetteville — are those covered too?

Yes. Trilith and Fayetteville are both part of the broader South Metro Atlanta area Angelica works in, alongside Peachtree City itself.

Buying

How does buyer representation work?

Before touring homes, Angelica will walk you through how representation works and what it means for you. Representation terms are discussed and documented up front, consistent with current industry practice — nothing is assumed.

Can I browse listings myself?

Yes — if a brokerage-approved listings search is available, it's linked from the Buy page. You're also welcome to send Angelica what you're looking for and she'll follow up with matches personally.

I'm just starting to look — is that too early to reach out?

No. Early conversations are often the most useful ones, since they shape what the rest of the search looks like. There's no pressure to be ready to buy immediately.

Financing

Do I need to be prequalified before Angelica will show me homes?

For a first conversation, no. But before touring seriously — and certainly before writing an offer — you'll want a letter from a lender. Many listing agents ask for one with any offer, so without it your offer may simply not be considered alongside the others.

Can Angelica prequalify me or tell me what I qualify for?

No. Prequalification, preapproval, rates, and approval decisions come from a licensed mortgage lender, not from a real-estate agent. Angelica can help you prepare for that conversation, explain what the lender is likely to ask and why, and introduce you to lenders if you'd like an introduction.

What's the difference between prequalified and preapproved?

Prequalification is based on what you tell a lender, without documents being verified. Preapproval means the lender has actually reviewed your documentation. Both produce a letter, but they don't carry the same weight when an offer is on the table. There's a full explanation on the Get Prequalified page.

How do I know if I'm ready to talk to a lender?

There's a short readiness check on the Get Prequalified page — six questions, no numbers required, and nothing is sent anywhere unless you choose to send it. It tells you what to gather rather than whether you qualify.

Does Angelica need to see my financial documents?

No, and you shouldn't send them. Income, asset, and credit documentation goes to your lender through whatever secure method they provide — never by ordinary email, and never to a real-estate agent.

Selling

Can you just give me an instant online home value?

Angelica doesn't rely on automated estimates for pricing. Algorithms can't fully account for your home's condition, renovations, lot characteristics, or current competing listings — a home value consultation looks at all of that directly.

What does the selling process look like?

Broadly: understanding your goals, evaluating your property and the current market, preparing and positioning the home, launching and negotiating offers, and closing. The Sell page walks through each stage.

I'm not ready to sell yet — can I still talk to Angelica?

Yes. Many sellers start the conversation months before they're actually ready to list, just to understand timing and options.

Relocating

I'm moving from out of state — can I do most of this remotely?

Yes. Angelica works with relocating clients on remote orientation and touring strategy before you're able to visit in person, drawing on her own experience relocating from California.

Has Angelica actually relocated herself?

Yes — she relocated from Newport Beach, California to Georgia, and previously worked in real estate and held a California real-estate license there.

What's it actually like living in Peachtree City?
